Set up the loan once

Loan amount, rate, closing date, term — plus the interest reserve and contingency the lender holds back. AVAILABLE FOR CONSTRUCTION is what's actually left to build with, and a check flags a budget that outgrows it.

Budget by construction phase

Phases in build order, a budget per line — sitework to final grading. It's the same structure a lender's inspector walks the job with, and it pairs line-for-line with the Owner-Builder Construction Budget.

Let the schedule compute each request

Update % complete to what the inspection supports. EARNED = budget × % complete, and THIS DRAW REQUEST = earned less previously drawn — G702-style earned-value logic, per line and in total.

Catch the red flags

A line drawn ahead of its % complete flags red — that's the line the inspector asks about. Live requests read green, and pending draws flag red on the log until they fund.

Log every draw as it funds

Date, requested, funded, inspection, status. The log keeps a running outstanding balance and estimates each period's interest — prior balance × rate ÷ 365 × days — the interest-carry chain, cumulatively.

Read the loan at a glance

Funded balance and remaining availability, estimated interest against the reserve (and roughly how many months of reserve are left at the current balance), pending requests, contingency, and the phases with the most work left to fund.
